Wire fraud is still common in real estate. At a recent real estate industry meeting, 2 escrow officers said their companies have seen 3+ wire frauds lately, 1 was for $900,000. Be SUPER careful when buying a house.

The number of new houses built in Metro Phoenix has more than tripled over the last 10 years. (If this dataset went back further, you'd see huge numbers of new houses built in 2004-06.)

But I heard when house prices increase that builders build more!

If restrictive zoning is the cause of the skyrocketing house prices, then shouldn't the house price increases be a LOT less on the periphery of metro areas that have a lot of farmland and buildable land on the periphery? They can increase the density phenomenally on the farmland.

Metro Phoenix – Sold in Last 30 Days

Of houses listed for sale from $1.5M - $2.0M, half of the sales sold above list price.

Of those that sold above list price, the median amount the sale price was above the list price = $100,000.

Phoenix rents were flat since August!

Most rentals are NOT leased via the Phoenix MLS, so the MLS data on rentals is a small subset of the market. Nevertheless, although median lease price increased 20% from Jan to Aug, 2021, since then rents have been FLAT. Mar 2022 rents are the same as Aug 2021 rents.
