Is the median increasing because per square foot sales prices rose or because high dollar houses are the only strong market left?

Classic opportunity to be fooled by accurate but misleading data.

Interesting data from AirDNA.co Nearly a 50% increase in the number of STR's from 2019-2023.

Nearly a half million Single Family Residences converted from family ownership to rental owners during that period. That's an enormous number of residences to remove from traditional use at a time that new construction languished. Perhaps it's time to change the Tax Code.

Changing the tax code is my hobby horse. It's by far the easiest way to increase the home ownership rate.
